Architectural Procedures![]() Homeowners wanting to make changes to the outside of their home must submit and receive written approval of the Eastridge Homeowners Association prior to any construction or alteration to the home. When significant alterations are being made to the exterior of the home, all surrounding neighbors must sign the Application for Architectural Change. In addition to the association rules, the Deerfield Beach community requires permits on structure changes, which includes but is not limited to lighting, patio additions, awnings and re-roofing. Failure to comply may result in the homeowner restoring the structure to original construction, landscape, lighting and paint scheme. ProcedureHomeowners are required to submit in writing any change to the exterior of their home and landscape prior to altering the original construction or landscape features. Paint color samples when planning to repaint their homes, and drawings of any building, fence, wall, exterior addition or alteration to the existing dwelling, need to be submitted to the Architectural Control Committee for approval. Tree removal, hedge additions and or shrubbery must be indicated clearly in a submitted drawing. These plans do not need to be professionally prepared, but should be clear and concise.Your name, address of the property, telephone number of the owner and mailing address of the owner (if different from the affected property) shall be indicated on the plans. DrawingsDrawings must be furnished to the Committee in duplicate. One copy will be retained by the Architectural Committee (Association) and one copy will be returned to the owner with signed approval or reason for rejection. Property lines, existing structures and new structural work must be shown as clearly as possible at a minimum scale of 1/8-inch per foot.New structure: Show basic dimensions, height, width and depth. Finish and color shall match existing house colors. Show distance between new structural work and property line. Send or deliver completed approval forms and drawings to the Property Manager in a timely manner. If making building additions, extensions of dimensional limits on existing structure: Homeowner must make his immediate neighbors (on both sides, and in the rear if there is a community neighbor) of the intent to alter the structure. The proper Architectural Approval Form shall be provided to neighbors for their signature by the homeowner requesting the change or addition. Sufficient detail shall be furnished to neighbors so that they can become aware of the change or addition, and allow reasonable time for their response. A Completed form with a signature from all neighbors shall accompany the submission of plans to the Committee. If one or more neighbor's signature is not available, the homeowner shall then indicate the date the notice was given to the neighbor. The city may require you to submit these approved plans prior to receiving a building permit. NOTE: WHEN IN DOUBT, CONSULT THE COMMITTEE. ALWAYS CONSIDER YOUR NEIGHBORS. If you fail to follow this procedure you may be required to restore the landscape or exterior to the original as designed condition. Architectural Change Form.
