When you decide to buy a new house, give some thought to the homeowners association in the community that you are considering. How well it is managed will affect your enjoyment of the community. Its rules and regulations for homeowners could impact your enjoyment of your own house. Check out the community and home before you sign on the dotted line. The regulations, no matter how aggravating, are legally enforceable.
If you plan to buy a house and then rent it within the community, as a homeowner, you are legally responsible for many violations including damage to the exterior of the property and landscape replacement such as trees and grass.
The association rules are intended to maintain property values. There are specific rules about upkeep for a home’s exterior and lawn maintenance as well as approving fence types, construction and landscape alterations.
The "Rules and Regulations" section of the association’s homeowner manual spells out what you can and can’t do around your house. Here is a brief summary of some of the rules and regulations for the Eastridge community.
A prime example are cars parking in the roadway, or on the grass. This is a common rule violation for associations as well as Eastridge. Your car may be clamped or towed away if you violate parking regulations. All commercial vehicles are banned from overnight parking within the community and are not allowed to block traffic. All RV and campers are banned from parking within the community. Boats that can fit on your driveway may be parked overnight on the weekends only.
Remember, you may be next to require emergency services including fire or medical. Blocking traffic within the community is a serious issue.
Pets are allowed in the community but are not allowed to roam freely on their own. Broward county regulates this community through animal control. You must pick up any feces left after your animal. Littering within the community is also prohibited. Small waste receptacles are available by each mailbox area of the community.
if you want to make changes to the exterior of your home, you must first submit an architectual change for approval prior to making any physical changes to the outside of your home. The proper county permits must also be obtained. Failure to obtain a permit and architectual approval may result in you paying to restore the home to original condition.
