Eastridge is a managed deed restricted community. The community is organized through regulations originally chartered by the builder and later formalized and accepted by an elected board representing the community homeowners association. Florida homeowner association rules and legal authority are outlined in Florida Statutes Chapter 720.

All homeowners within the Eastrige community should read and understand the Eastridge Home Owner Association Community Covenants. Failure to read or understand the rules is not an excuse for violation or ignoring them. Official copies may be obtained from the property management company at reasonable cost. Broward County also has all community covenants on file.

Renters must also abide by community rules however they are not allowed to vote for board members or speak at official community homeowner associaton meetings.

Here are some of the highlights but not all regulations from the community covenants.

As a homeowner you are legally responsible for any violations including damage to the exterior of the property and landscape replacement such as trees and grass. There are specific rules about upkeep for a home’s exterior and lawn maintenance as well as approving changes to your outside of your property including fences, driveway construction and landscape alterations.

The association rules are intended to maintain property values. Homeowners may not decide to pick and chose which rules they accept. If you wish to have the rules changed, you must follow the requirements as outlined by Florida Statutes Chapter 720.

DUES
The Eastridge community is primarily a self contained community. Although property taxes are paid to Broward county, many services are not covered by those taxes. Individual homeowners must maintain their own immediate property however large portions of the community are independent of the individual home owner and must be maintained by the community. For example, the pool and surrounding commons area are maintained through community dues. Electricity for the common areas and water are paid by the community. Indivdual home occupants of course are responsible for their own home utility bills. Community corporate legal matters are paid by these dues. All road surfaces apart from individual driveways are maintained / replaced by the community. Common irrigation and litter pickup is paid through these dues as well.

Collection and disbursement of the community dues are largely the responsibility of a professional property management company. Ultimate control of property management decisions are by elected at large members of the community serving on the Homeowners Association board. None of the board members receive a salary, gratuity or expenses from the community dues. The property management company is contracted by the board and receives payment for all services managed by them. Dues are considered late if not received by the 30th of the month on the date due no matter when you mailed them. HOME BUSINESS
Homeowners desiring to operate a business or commercial enterprise within the community from their home must first seek and obtain approval through the community association board at a regular scheduled public meeting. The board must have the homeowner business approval noted in the regular board meeting minutes.

Failure to obtain approval to operate a business from a private home within the community from the Eastridge Homeowners Association board and to have the proper city and county permits is cause for immediate cessation of the business within the community. Homeowners notified by either the community board or property management company representing the board to terminate all commercial activity within the community must immediately comply or may incur legal fees if they fail to abide by the rules.

Renters are not allowed to operate a business or any commercial enterprise from a home within Eastridge.

SPEED LIMITS
The Eastridge community residential streets are shared by pedestrian crossing as well as children playing. Speed limits throughout the community are a maximum of 15 MPH. Please exercise restraint while driving through the community. Be sure to walk around the back of your vehicle while parked before you back out of the driveway. Children or toys may be concealed behind a parked vehicle.

COMMUNITY PARKING
A notice may have been placed on your vehicle within Eastridge, if you violate community rules for parking. If you park your car on the grass, even if it is your own grass, on the street, or a resident that parks in a guest reserved area, you may have seen a notice placed on your car. Your vehicle may be towed without notice for violating community parking rules.

Residents & guests may park on the driveway and across the entrance of the driveway. Do not park on the road or park on the swale or grass. Common areas of the community or grass way may not be used for parking. If you park off your driveway, your car may either be clamped or towed off the property. Broward county Sheriffs also patrol the community. They write violations for cars parked on the grass or on the street. The fines must be paid as described on the ticket.

All commercial vehicles are banned from overnight parking within the community and are not allowed to block traffic. All RV and campers are banned from parking within the community. Boats that can fit on your driveway may be parked overnight on the weekends only.

Remember, you may be next to require emergency services including fire or medical. Blocking traffic within the community is a serious issue.

VEHICLE STORAGE
The Eastridge community association rules also cover incapacitated vehicles. Residents are not permitted to use their own driveway as a place to store a vehicle, which can not be driven. Vehicles with a flat tire, on a jack stand or with severe body damage will be removed from Eastridge. Residents must store any vehicle, which can not be driven or without current tags in their garage.

GUEST PARKING
Residents of the community may not use the guest parking spaces. If the residents of the community use the guest parking areas, visitors have no place to park. The sheriffs department also monitors the community for large gatherings, which create traffic problems for residents. Your guests may receive a fine if they decide to park on the grass or in the street.

If you are running out of space on your driveway, you may have to empty the garage to park a vehicle. No commercial vehicle may be left overnight within the community. All RV and campers are banned from parking within the community. Boats or trailers can only be parked on the resident's driveway during the weekend. Moving vans or other delivery vehicles may not be left within the community.

If you expect a large group of visitors, it is necessary to park outside of the community and shuttle the guests into the community. Remember, if you don't want a ticket or a vehicle towed, park on your driveway, in the garage or off community premises.

WHAT TO DO IF YOUR VEHICLE IS TOWED
The entrance to the Eastridge community has a sign posted with the towing company contact information. You must contact the towing company if your vehicle is clamped or removed. The property management company or board members can't help you if your car is towed, clamped or ticketed by the Broward county Sheriff.

Neither the community, nor any board member receives payment, gratuity or favor for tickets, clamping or towing of a vehicle.

PETS
Pets are allowed in the community but are not allowed to roam freely on their own. You must pick up any feces left after your animal. Littering within the community is also prohibited. Carry a small waste bag with you while you are walking your pet in the community. Broward county regulates this community through animal control. If your pet attacks someone within the community in a public area your pet may be removed by Broward Animal Control.

CHANGES TO YOUR HOME
if you want to make changes to the exterior of your home, you must first submit an architectual change for approval prior to making any physical changes to the outside of your home.
